Realtor Referrals for Upholstery, Rug and Tile Cleaning Before a Listing or After a Move-Out

A house going on the market needs to look its best for the photos and the showings. A house that just sold needs to be ready for the new owners. Both moments usually involve carpet, and often involve upholstery, rugs and tile too. Realtors see these deadlines coming, and many of them keep a short list of cleaners they trust. Getting on that list is worth some effort.

Another Kind of Referral Partner

Maid services as referral partners were covered in Working With Maid Services: A Referral Channel for Upholstery, Rug and Carpet Work. Realtors are a different kind of partner. They send fewer jobs, but the jobs come with a clear deadline and often a bigger scope.

Realtor referrals usually fall into two groups: pre-listing cleanings, where the seller wants the house to look good for photos and showings, and move-out cleanings, where the house needs to be ready for the next owner or tenant.

What Realtor Jobs Usually Include

Pre-listing jobs often include:

Move-out jobs lean toward carpet, spot removal, pet odor treatment and deodorizer in an empty house. Move-out cleaning can be its own service on your list. Set up estimate templates for both kinds of job, so the office can send a quote fast when a realtor calls on a tight timeline.

Quoting Fast for Deadlines

Realtor jobs move quickly. The listing photos are Thursday. The closing is next week. A slow quote loses the job. Templates help, and so does pricing off the property's measurements: if you know the square feet and number of rooms, the carpet and tile parts of the quote fill in from them.

Send the estimate to whoever is approving it, whether that's the seller or the realtor on their behalf. The customer approves online, and the approved estimate becomes the scheduled job with all its details. If nobody answers, estimate follow-up emails go out on their own, but on realtor jobs a quick text from the office is usually faster.

Scheduling Around the Listing

Timing is everything on pre-listing jobs. The cleaning needs to happen after any painting or repairs, and with enough dry time before photos and showings. Talk through the timeline with the realtor or seller and write it in the job notes: “Photos Thursday morning. Must be done and dry by Wednesday evening.”

On the dispatch board, put these jobs where the deadline needs them, and give them the time the scope deserves. A whole house with a sofa, two rugs and tile isn't a quick stop. Filter by van to make sure the right van, with the right tools, has room.

Access notes matter on realtor jobs, since the seller may not be home. Lockbox details, gate codes, where to park the van and where to run the hose all go on the address and show on the tech's job card, where techs sign in with a personal PIN, instead of sitting in a group text.

Reporting Back to the Realtor

Realtors want to know the job is done and done well, without driving over to check. Before-and-after photos taken in the tech app are saved with the job, and the customer sees them in the customer app. If the realtor isn't the account holder, the office can share a quick update by text.

The checklist records rooms cleaned, estimated dry time, stains that did not come out and a note for the customer. On a pre-listing job, that note is valuable: “All rooms done. Small spot in the hallway lightened but didn't fully lift.” The seller and realtor can plan around it. More on those notes is in When a Stain Won't Come Out: Recording It on the Job and Writing the Customer Note.

Tracking and Growing Realtor Referrals

Tag each realtor-referred customer with the source, or use a custom field for the realtor's name. Over time you'll see which realtors send work, what kind of jobs they bring and which ones turn into repeat customers after the move.

That last group matters. A buyer who moved into a house you cleaned is a strong candidate for a yearly plan. They can sign up for services and pricing in the customer app, and repeat cleanings set by minimum days between visits bring them back onto the Waiting List each year.

Keep realtors happy with fast quotes, on-time work and clear updates, and they'll keep calling. For how realtor work fits with the rest of your upholstery, rug and tile services, see the CarpetBossPro upholstery cleaning software page.
